Demo Daze in a Remodeling Haze

So here we are, weeks later and A LOT has happened. Some good, some bad and all of it to be expected…mostly.

What have we been doing thus far? Demo, demo, demo. We have removed all of the old plaster, insulation and flooring, removed a wall and added a microlam beam with additional support, framed a new pantry closet and doorways, installed new electrical wiring and breakers, installed new plumbing, hired contractors including a structural engineer….and so much more.

Has this all gone smoothly with zero setbacks? Of course, not! We have had successes and failures, and with those failures we have learned so much. Here are our top three tips so far;

1.  Do your best to plan and budget for what could be, and you will be OK if/when everything turns out to be something completely different. There is no way to plan for everything.
2.  Surround yourself with trusted people who have proven skills in the area you need the expertise. This will save you SO much time and money when you do hit a remodeling roadblock, and you will.
3.  Take a day off! Try not give your project every waking moment of your time and mind. It is important to give yourself breaks from the grind of it all, for you and for those around you.
Overall, remodeling has a tendency to follow the general “expect the unexpected” rule. You will have good days and you will have bad days. Either way, hold on to the knowledge that this too shall pass, and it will all work out in the end.

We will have a variety of remodel appointments, inspections and installs in the coming weeks and I look forward to updating you all soon. In the meantime, check out the newest progress pics, from then to now!

What Team BLG Has Going In This Crazy Spring Market

You hear us talk all the time about the different phases of Real Estate and how it is “Ever Changing”. That’s because it truly is. The market has highs and lows, and much reflects and contributes to that.

We are now entering a new season, SPRING! I am sure you all are anxiously awaiting the weather change as we are here at the Better Living Group. Along with the weather change comes a shift and change in the Real Estate Market. As many of you have probably noticed, homes are beginning to sell a bit quicker than they were even 2-3 months ago. This is due to many things, but a high factor is Spring, as people typically wait until this time to finish the final preparations on their home to get it listed For Sale. Our Team is currently working with many Sellers who were waiting for early spring to get their home listed.

Not only are Sellers finishing the final preparations to get their homes listed (packing, staging, repairs, cleaning, etc.) but Buyers are also finishing their preparations to get ready for this Spring Market. This includes talking with a Lender to get Pre Approved, discussing wants/needs in their new home with us at the Better Living Group and so much more.

Homeowners in general are preparing for Spring also. It is such a wonderful change in season but can also bring some “not so fun” factors such as water intrusion, leaking roofs, mechanical changes, you name it. As a homeowner we want to help you be fully prepared for Spring. Prepare your home for all the melting snow, it will always try to enter your home unless precautions are taken. Spring cleaning is also very important, regardless of whether you are selling or not, this is something everyone does in their own way. I know I personally clean out not only the inside of my home but also deep clean my garage, remove snow 6 feet from my foundation and of course, do a little decorating!

MN Architecture Home Tour

Last month I had the opportunity to visit the Minnesota Architecture Home Tour with my Mom and sister. It was a beautiful fall day and we were able to tour four incredible homes in the Minnetonka, Deephaven, and Excelsior areas. What we saw as the trend in all of these homes was the strong connection between the interior and exterior designs. We enjoyed the seamless way the interior opened to the exterior, we felt it was a wonderful way to showcase home design and the natural beauty of Minnesota.

A few of my personal favorites were; the creative, low maintenance landscaping of stone and native grasses, the hidden, modern day built-ins and the sustainable material choices throughout.

This year’s MN Architecture Home was a fantastic event. I would definitely recommend it to anyone interested in looking for new and updated design ideas in real estate. Considering the affordable cost of a tour ticket, this event is a fun day-date with family & friends. Grab lunch or your favorite mocha afterward and I am confident all will enjoy!

Tips for the Fall Market

The Fall Real Estate market is under way!

Selling your home in the Fall may be a great time to consider. Families have settled from summer vacation and holidays aren’t upon us yet!

Here in Minnesota, most of us love the fall! We think of temperatures dropping and the leaves turning vibrant colors!

Here are just few tips on attracting an autumn buyer.

* Cleaning up your yard is sure to create the potential buyer pulling in your driveway to have the “wow” first impression. Rake  debris, cut bushes and tree limbs.

*Planting popular fall plants is your next step. I’d suggest Mum’s, they are hearty and bloom for a long time. Pick a bright color, such as yellow to place in your pots!

Now let’s talk about inside the home.

* You want the air inside your home to be fresh! Swapping out your furnace filter and testing out your furnace before turning it on for the season.
* Don’t forget about wood/gas fireplaces, complete a thorough cleaning so it can be on and glowing for future showings!

Set the mood for showings!

* Have freshly baked goods and apple cider on the stove.
* Next, utilize some autumn accent colors by adding a few pieces to each room. Whether it be throw pillows, quilt/throw over the chair or create an autumn-hued centerpiece for the dining room table.
