Don’t get Discouraged in Today’s Real Estate Market

There are so many variables when purchasing a home which all depend on the state of the real estate market at the time.  When you are looking at today’s market people seem to enter “panic mode” and understandably so.

As I go around speaking to so many different people, their first question to me is “How is the real estate market? I hear it is super crazy and properties are selling for an insane amount above list price.” My response is typically as follows “The real estate market is definitely crazy right now, there’s low inventory so not many options for buyers. Interest rates are also exceptionally low so there are a lot of buyers. Truthfully, it is a great time to sell and a great time to buy, it is just a tough time to do both.” Ain’t that the truth!

Just as majority of others, I have clients I have been working with for a short while, and some for a long time. Both have written multiple offers on many properties and we are continuing their search. In no way is this due to a so-called “bad offer.” The offers we are writing are strong. It is due to the majority of homes selling in multiple offers and for quite the amount above list price. However, this is not for every property. With the lack of inventory there are many buyers looking for homes but there are no homes, so the competition is high.

I also speak to a lot of people who are discouraged by this market and just all-around nervous. I totally get that! However, the right home is out there for you and we will help you find it. Try to not feel discouraged if your offer is not accepted the first, second or even third time. Because that fourth time might just be the perfect home for you.

Why should I pay to get a home inspection done?

It is not required for you to complete a home inspection when purchasing a home. As Realtors we highly, HIGHLY recommend you pay the $350-$450 (on average) to hire a professional inspector to come through the home. The cost varies as they typically go off of the square feet of the home.

When an inspector goes through the property, they look at everything from visible condition of the inside and outside to climbing on the roof, entering in to the attic and taking a thorough look at your major mechanicals. They will look at all aspects of the home. However, they cannot break in to walls or do any sort of intrusive testing.

Your inspector will always provide you with a detailed report of anything and everything they look at and find as “deficiencies” in the home. This is for your records and for you to look at when you choose to complete any repairs that are needed.

As we always tell people, it is best to know the most current condition of your home when you have closed and are now ready to move in. Going in to a new home can be a lot to take in. With all this information in hand it will typically give people the comfort of knowing the full condition of the home, instead of just the cosmetics.

So you’re going to close on your new home

Congratulations! Whether you’re a first time homebuyer or buying a home to down size, everything must come to an end in real estate and this is called closing.

All title work is done prior to the closing to determine legal ownership of the property and if there are any liens or tax assessments on the property.  Closing often happens at the office of the title company and the buyer generally gets to choose the location. Consumers get to elect whether or not they would like their Realtor to arrange for closing or if they would prefer to do so.

The typical closing takes about an hour for the buyer(s) and seller(s) to sign the paperwork and hand over the keys! Closings are such an exciting time for both sellers and buyers, especially if both parties attend the closing. It can be a great way to learn about the previous owners and the home, as well as learn about your new neighbors and neighborhood. If, for whatever reason, you cannot make it to the closing, you can pre-signand there are also “mail away” closings as well.

The large pile of documents you sign at closing have to do with the new home, the loan and the agreement to pay back the loan. You may leave with a sore hand after having to sign the array of closing documents!

Although we all strive for a smooth transaction and closing, sometimes closings can be delayed for a few hours or potentially a few days. The closing date is simply a goal that may sometimes need to be adjusted.  There are many reasons closing can be delayed, we typically find it has to do with us receiving the HUD and having time to review.

As we mentioned, this is such an exciting time for all parties! The buyers getting in to their new home and the sellers moving on to their next adventure. Even though things may come up, we always do everything in our power to make this time as exciting and stress free as possible. No matter what happens, remember, take a deep breath and trust that your REALTOR will guide you thru any hiccups that happen along the way!

Prep your home for the spring market

Spring is here and with spring comes changes in weather that we have all been awaiting. There are a few spring cleaning items that you can do to help with all the spring showings that are bound to happen with this hot spring market!

Rake your leaves! If you have leaves left from the previous fall, rake them. Clean up your yard so it is easier for the potential buyers to see the lawn and all that your yard has to offer them. A simple step like raking can make a world of different when viewing homes and getting a feel for the space.

Clean up chipping paint on your window trim. With the harsh weather conditions that Minnesota tends to have, a simple step to keeping your home appealing to the eye is to clean up the paint. Window trim does chip due to the weather conditions and touching that up is a great way to not only make it look better, but also may steer you clear from any issues that could arise from an appraiser for the potential buyer.

Stack those boxes and get rid of the clutter! Keeping the rooms in your home easily accessible is very important. We always like to go in to a home knowing we can move around and get a good idea of how much space there is and at what capacity it could be used to. When everything is covered with boxes and random items, it truly makes it hard to see key features in the home. Also, keep your utilities clear so they are always accessible to contractors for any work that may need to be completed.
