A couple of weeks ago I wrote a blog about all of the new construction properties going up in and around the Twin Cities area. In addition to all that new construction there are individual lots that are for sale. With these individual lots, there is an expensive amount of opportunity for you to build exactly what you want.

Currently, our team has a beautiful lot in Maple Lake, MN located at 361 Cedar Ave. This lot is for sale for $28,000 and is just under half an acre. A partial survey has been completed in addition to having access to city sewer and water, it is ready for your new home. The opportunities on this lot are are Vast. With this individual lot you are able to build through the builder of your choosing. Many times when you are building new construction you are buying a lot through a specific builder and are required to use that builder to build your new home. Not in this case. 361 Cedar Ave. has potential for you to build a single-family home of your dreams through a builder that you highly trust and worked hard to come by.

If you are interested in building, this lot in Maple Lake, MN may be a great option for you. Maple Lake may be a small town but there are many wonderful things that it encompasses. A couple big ones are the ice fishing derby, typically held beginning of February. And also St. Patrick’s Day, which is a huge celebration for the town of Maple Lake. There are also restaurants close by 361 Cedar Ave. And in addition to all of the above it is a 45 minute drive to downtown and easy access to 94 and 55 so you may get to all of your destinations.

Beginnings of a Modern Day Kitchen: Temple Project

Today is a big day for this mid-century modern, Minnetonka home! In fact, this day could very well be a major part of why we purchased this home eight years ago. There have been so many hours put into imagining what this kitchen could be and now we are finally putting those design ideas into action.

A quick history of this home; it was built in 1954, is on a 0.53 acre lot and just under 2,600 finished square feet. When we purchased this home, it came with a solid foundation, sizable living spaces and a whole bunch of renovation potential. Just the kind of project we were looking for!

We’ve completed some renovations throughout the years which has seemed to focus a lot on the exterior and a few smaller interior projects. Now it is time to see how much we can do with a mid-century kitchen that is desperately seeking an upgrade.

We are excited to offer an insider look at what it really takes to renovate a kitchen AND stay within budget. How much time, labor and money will we endure? Well, our first licensed contractor meeting starts today so there will be much more to come…

Real Estate in Norway

I recently had the incredible opportunity to visit the country of Norway with my family. We traveled to Bergen and smaller towns such as Laerdal, Flam, Loen and Geiranger – all on our way to our final destination in Trondheim. While we were visiting, we had the pleasure of being led by highly knowledgeable and local tour guides. On each of these tours, including the free time we had on our own, I had yet to find one real estate sign and only two real estate offices. The homes I did find posted for sale ranged in price from $250K to $650K. With what I thought to be little marketing for these homes, I needed to ask one of our tour guides more about the Norway real estate market. She is a lovely and quite knowledgeable woman who has lived in Norway her entire life. From what we discussed, I found it interesting that hanging a for sale sign or hosting a broker open were not typical. The industry seems to rely more on local Realtor professionals to conduct the sale, purchase and investment of real estate. Typical Realtor contact with one another is almost all virtual other than hosting a private showing or an occasional public open house. After this trip and seeing all the beauty in the architecture, history and landscapes this country has to offer, one could understand why simply passing by a for sale sign can be rare. There are so many great options out there for investments. One that is very popular, is investing in single-family homes, townhomes or condos. A lot of times the real estate market can be a great way for you to invest your money in hopes to get a great gain in the end.

If you have considered investing, why not invest in real estate? If you are able to purchase a home, for the right price of course, there may be a great opportunity for you to go through and fix up the home in order to resell. You could also purchase a home, fix it up if need be and then rent it out. There are so many great options for purchasing real estate and the Better Living Group is always here to help.

If you do purchase a single-family property, there are typically two different types that are great for investments. One would be a home that needs cosmetic work such as new appliances, paint, carpet, and maybe some fixtures throughout the home. This is a great way to spruce up a property and update it to today’s modern style in hopes to sell it for a good profit. This is typically the first type of investment property that investors purchase.

Secondly, purchasing a home that needs a full rehab is a different story. By full rehab I mean the whole home may need walls torn down to open up space, new doors, new appliances, maybe finishing a basement, putting on a deck and so much more. Of course, this type of home does need a lot more work and a lot more money put into it in order to make it ready for resale. However, if purchased for the right price, the equity may be of vast amount.
