Inexpensive Upgrades to Bring You More For Your Home

Whether you currently own a home or are looking to purchase a new home, keep in mind that updates and upgrades are possible without draining your bank accounts.
If you currently own a home there are many things that you can do to bring you more bang for your buck when you go to sell your property. If your bathroom or kitchen could use some love, keep in mind that you can update those rooms with some of the following tips.
First, cabinetry. If your cabinets are in good shape but may not be the color you like, or a popular color at the time, there is always the option to paint/stain. With painting comes new knobs as well. Paint and knobs will give your cabinets a whole new feel and make the space feel much more open and airier. Same for your bathrooms, paint and new knobs can go a long way for refreshing a space and bringing an out-of-date space up to date.

Next is paint and flooring. If you currently own a home with wood paneling, please know that if you do not have the means to replace it, that you can always paint it. I have painted the wood paneling in my home until my husband and I decide what we would like to do further with the space. Painting wood paneling is easy, and it looks fantastic, it also gives a little bit of dimension to the room. While you are painting, painting trim may not be the most fun, but it will certainly save you some money and is a great option if your trim is still in very good condition.

When you are contemplating replacing flooring please know that you do not need to go with solid hardwood floors, bamboo or anything at a higher price unless you wish to do so and have the means to do so. You can make a room exactly what you want without spending too much. For example, vinyl flooring is always available and looks wonderful, it also wears really well for long periods of time.

I recently updated my office. My office does have wood paneling, and I do like the look, I just did not like the color. Therefore, I elected to paint the wood paneling along with the trim. I went with a deep emerald green on the walls and white trim. We also replaced the flooring with a vinyl grey/white. The deep color with the exceptionally light floor has a wonderful contrast and really opens up the space. It is absolutely wonderful how much a room can change with easy repairs or replacements. My office is cozier than it ever has been and is exactly what I envisioned. Other than the some decorating/organizing, the room is complete. (Before & After Photos Below)

MN Architecture Home Tour

Last month I had the opportunity to visit the Minnesota Architecture Home Tour with my Mom and sister. It was a beautiful fall day and we were able to tour four incredible homes in the Minnetonka, Deephaven, and Excelsior areas. What we saw as the trend in all of these homes was the strong connection between the interior and exterior designs. We enjoyed the seamless way the interior opened to the exterior, we felt it was a wonderful way to showcase home design and the natural beauty of Minnesota.

A few of my personal favorites were; the creative, low maintenance landscaping of stone and native grasses, the hidden, modern day built-ins and the sustainable material choices throughout.

This year’s MN Architecture Home was a fantastic event. I would definitely recommend it to anyone interested in looking for new and updated design ideas in real estate. Considering the affordable cost of a tour ticket, this event is a fun day-date with family & friends. Grab lunch or your favorite mocha afterward and I am confident all will enjoy!

Prep your home for the spring market

Spring is here and with spring comes changes in weather that we have all been awaiting. There are a few spring cleaning items that you can do to help with all the spring showings that are bound to happen with this hot spring market!

Rake your leaves! If you have leaves left from the previous fall, rake them. Clean up your yard so it is easier for the potential buyers to see the lawn and all that your yard has to offer them. A simple step like raking can make a world of different when viewing homes and getting a feel for the space.

Clean up chipping paint on your window trim. With the harsh weather conditions that Minnesota tends to have, a simple step to keeping your home appealing to the eye is to clean up the paint. Window trim does chip due to the weather conditions and touching that up is a great way to not only make it look better, but also may steer you clear from any issues that could arise from an appraiser for the potential buyer.

Stack those boxes and get rid of the clutter! Keeping the rooms in your home easily accessible is very important. We always like to go in to a home knowing we can move around and get a good idea of how much space there is and at what capacity it could be used to. When everything is covered with boxes and random items, it truly makes it hard to see key features in the home. Also, keep your utilities clear so they are always accessible to contractors for any work that may need to be completed.

Update: Current Mortgage Rates

When purchasing a home there are many factors to consider. One major factor, is mortgage rates. Mortgage rates are constantly in a state of ups and downs with weekly, if not daily changes. This is something to keep in mind and consider when you are thinking about purchasing a home and/or selling your current home.

In a recent Freddie Mac Primary Mortgage Survey, mortgage rates, for the week of April 17th on a 30 – year fixed mortgage were at 4.27% compared to 4.34% the week prior – still up from 3.42% in 2013. For a 15 – year fixed mortgage, rates fell from 3.38% to 3.33% – still up from 2.64% in 2013.

Speaking with a mortgage lender prior to looking for a home is very important. They are able to give you all of the information needed to make an informed decision on the current interest rates and how they will effect your monthly mortgage payment. They are also available to answer any questions you have regarding the lending side of purchasing a home.

3 most frequently asked questions from buyers

There are many questions that buyers have when purchasing a home. All relate to the entire transaction from start to finish. As your local Real Estate Economists, we ensure all of our clients know what the process is to purchase a new home, every step of the way. We hear many of the same questions from buyers who are in the market to purchase a home and here are the answers to those frequently asked questions.
What is earnest money and where does it go? When writing an offer on a home you put down, what is called earnest money. This is to let the sellers know that you are earnest about purchasing the property. This earnest money is put into the Listing Brokers trust account within 2 business days of final acceptance and goes towards your loan at closing.
How do you (my Realtor) get paid? When working with a Licensed Realtor many clients ask how we get paid. There is typically a commission payout amount that the seller has previously agreed to pay to the listing agent, as well as the selling (buyers) agent. The buyer does not pay the commission.
Is this home worth the list price? Prior to writing an offer we do a Current Comparable Market Analysis to make sure the home you are looking to purchase is priced appropriately. There are many things that go in to this analysis. This will give us the correct price range at which the market suggests it is worth and will better prepare you for the price you choose to offer.
